Estimation is genuinely difficult because much of the complexity is invisible until you start. Experienced teams pad for the unknown and break work into smaller pieces, which are easier to estimate and reveal problems sooner.
The most reliable way to hit a date is to flex scope, not quality: decide what must ship and what can wait, and cut or defer the nice-to-haves as reality unfolds. Fixing the date and the full feature list and the quality all at once is what forces the slip.
